SUCCESS IN BUYING A HOME REQUIRES

1)      CHOOSING A REALTOR

Take time to find someone that enjoying  helping home buyers.  Someone that seems that seems to listen to what your trying to find in a home someone that you feel really cares you get the most value, the most house in the area you desire.

2)      GET PREAPPROVED ASP

Very important to have this before an  offer is presented.  If you don’t have this your offer may be rejected or a bump clause could be used and if another offer comes in your offer may be canceled. 

3)      GET TO KNOW THE MARKET

View several properties, compare key features such as curb appeal,  today’s interior  or a dated  interior,  kitchens and bathrooms differences,  size of homes,  age of mechanicals.  Then ask the realtor to give your info on recent sales so you feel confident on what price to consider before making an offer.

4)      GET AN OFFER ACCEPTED

Here, it is an advantage to you if your are working with one realtor,  then that realtor should be able to sense what is essential to make clear your position to the seller when your offer is presented. Your objections should be known and believed by the seller to be valid in objecting say to price or say repairs,  say special occupancy needs   you may have and  more things that  may have to be negotiated.  Getting an offer accepted is not just writing it up  The right strategy and expertise in getting the acceptance is so important.

5)      GET TO A CLOSING

You need to have final written approval before your lender will set up a closing.  You will need to find an insurance agent before the closing and you will have to have the agent contact your  lender for proper endorsement of the lender’s interest.  Your lender will probably require a binder and paid receipt at closing.  And the time will have to be coordinated with yourself, the seller and the closing agent or lender for the day of closing.  Time will pass quickly and a moment of congratulations will soon greet you.
